A note from the president ...
As many of you know, we had hoped to be near completion of the Wilson Performing Arts Center sometime during the fall of 2007. After months of evaluating various architectural and construction issues, we are pleased to finally be moving forward with the project. The Wilson Performing Arts Center will become a reality.

6-24-08 Oakview Construction Progress Report
Wilson Performing Arts Center
Red Oak, IA

I. Introduction - We’ve had a productive month of June. Rainy weather still slows things down, but we’re getting closer and closer to the day of having the building weather tight. It will be nice when we finally get out of the water and mud!

Burnished block and brick was partially completed on the west side of the Dance Studio, Restrooms, and Rehearsal Studio.
  C. Structural Steel.
The steel beams over the Lobby were set.
Steel decking over the Scene Storage area and adjacent rooms on the south side was completed.
Steel decking over the Stage and Wings area was completed.
Steel decking over the Theater and adjacent rooms was completed.
Steel decking over the entire west side was completed as well as the Lobby area.
All of the catwalk steel was completed.
All the mezzanine steel was completed.
All miscellaneous welding, and small pieces of steel detailing was completed, with the exception of railings and stairs. They’ll be erected at a later date.
All the roof access hatches have been set.
  D. Mechanical
All the roof curbs for the HVAC roof top units were set.
Sound board is currently being installed at the curbs.
  E. Electrical
Electrical rough-ins continue in miscellaneous areas where they can be completed.
Upon getting areas weather tight, electrical underfloor will occur.
  F. Roof Lumber
Roof lumber at the top of all walls is nearly completed. This provides for support/attachment of flashings that will be installed at the top of walls.
Roof lumber blocking at required areas is nearly completed. This is blocking at miscellaneous areas necessary for roof membrane attachment, counter flashings, etc.
  G. Metal Stud Framing
Metal stud framing at the north side of the Theater area is nearly completed. This stud framing closes off the north side of the theater from the Lobby roof up to the Theater roof.
  H. Roofing
Roof insulation and membrane was completed over the Scene Storage area.
Roof insulation and membrane was completed over the Locker Room area.
Roof insulation and membrane was completed over the Rehearsal Studio.
Roofing is currently being installed over the Restroom area and Dance Studio.

III. Scheduled work next 4 weeks.
  A. Masonry
Brick and burnished block work will continue. Weather pending, it should be 80-90% completed by the end of the month.
  B. Structural Steel
The entry canopy is scheduled to be erected in the next 1-2 weeks. The steel erection will then be completed until railings are required
  C. Dirtwork
Weather pending, dirtwork on the south half of the parking area will resume, and the large dirt pile will be hauled off site.
  D. Utilities
Weather pending, watermain work on the east side of the building and sanitary sewer work along the south property line will resume.
  E. Concrete
In areas where roofing is completed, we are currently trying to dry out the subgrade to allow for underfloor rough-ins and the pouring of concrete floors.
Currently, we anticipate concrete floors starting within the next 2 weeks.
As additional areas get weather tight, we’ll continue working on drying the subgrade in those areas as well.
  F. E.I.F.S.
Pending weather and completion of roofing and some brick in the related areas, E.I.F.S. should get started the latter part of the month.
  G. Electrical
The electrician will continue with rough-ins above and below grade
  H. Mechanical
The mechanical subcontractor will be working on rough-ins above and below grade as well

IV. Summary
Barring many weather delays, we expect the building to be nearly 100% weather tight at the roof by the end of July. Each month we’re getting additional subcontractors on site as work progresses. July will be no different. It will be a busy month.
